Benidorm, the self-styled “vertical city of the Mediterranean,” is preparing to crown its skyline with a new landmark. The planned TM Tower, developed by TM Grupo Inmobiliario, will reach 230 metres and 64 floors, surpassing the city’s iconic Intempo and becoming the tallest residential building in Benidorm and Spain. Construction is scheduled to start later this year, with completion expected in 2028.
This bold project reflects a clear ambition: to reposition Benidorm not just as a hub of mass tourism, but as a destination capable of attracting affluent international buyers and long-term residents. For decades, the Costa Blanca resort has been synonymous with package holidays, but its urban strategy is now shifting toward high-end living, global investment and prestige architecture.
A Vertical Resort by the Sea
Rising just 50 metres from Poniente Beach, TM Tower will contain 260 apartments ranging from compact one-bedroom units to expansive four-bedroom residences with panoramic views of the Mediterranean. More than 13,000 m² of communal spaces will transform the skyscraper into a vertical resort. Planned amenities include heated indoor and outdoor pools, gyms, sports courts, co-working zones, a private cinema, and a spectacular sky bar with an astronomical observatory created in partnership with the MUDIC science museum.
The building’s architecture, by Bakpak Arquitectos, blends striking geometric forms with practical resilience. Engineers have tested its reinforced concrete frame in wind tunnels to ensure stability against coastal weather. Residents will move between floors on seven high-speed lifts, among the fastest in Spain, capable of travelling up to six metres per second.
“This project is designed not only for comfort but also to set a new benchmark in Mediterranean high-rise living,” commented Bakpak Arquitectos during the project presentation.
Market Positioning and Investor Interest
Although official pricing has not yet been released, the project is already attracting strong pre-reservation demand, particularly among foreign investors seeking a foothold in Spain’s booming Mediterranean market. Observers expect values to sit well above Benidorm’s citywide average, given the tower’s location and features.
As a reference, Intempo — currently Spain’s tallest residential tower — offers units ranging from mid-level apartments to multimillion-euro penthouses, setting the precedent for premium high-rise pricing.
According to El País, demand for luxury apartments in Benidorm has grown steadily in recent years, and TM Tower is expected to elevate the city into a new, higher-end segment of the housing market.
Benidorm has become increasingly appealing to investors due to its year-round tourism, strong rental market and infrastructure. The city consistently ranks among the busiest tourist destinations in Spain, yet it retains a relatively affordable cost of living compared to Barcelona or Madrid. TM Tower, with its exclusive amenities and record-breaking stature, is positioned to capture a new category of buyers: those seeking lifestyle combined with prestige real estate.
A City That Builds Up, Not Out
Benidorm’s distinctive skyline of towers is the result of deliberate urban planning. Former city architect José Luis Camarasa explains:
“The slimmer and more slender the building, the higher it can go. This principle has allowed Benidorm to preserve more than half of its land as public space, while still accommodating millions of visitors in vertical towers.”
This planning model has preserved 65% of the city’s land as public space, with only 10% designated for construction. The result is a resort where millions of visitors can be accommodated in vertical towers while the beaches remain open and accessible.
Cost, Investment and Prestige
Reports mention a €27.5 million budget figure, but this number refers only to the administrative base used for municipal fee calculations.
El País clarified that this is not the real cost of the project:
“The official €27.5 million is a technical calculation for fees, not the real budget. Industry observers estimate the full cost will likely exceed €80–100 million, reflecting the complexity of the project.”
Such investment underlines the developer’s confidence in demand for high-rise luxury living.
Looking Ahead
The official presentation of the project is scheduled for 18 September 2025, with groundwork beginning later in the year. Delivery is targeted for the second half of 2028, coinciding with Benidorm’s 900th anniversary celebrations.
“TM Tower will be more than just a building — it is intended as a civic symbol tied to Benidorm’s 900th anniversary,” said TM Grupo Inmobiliario at the pre-launch announcement.
