Marina Dorćol Belgrade: €390M Waterfront Project

Belgrade’s Dorćol district, one of the city’s oldest and most diverse neighborhoods, is entering a new stage of transformation. European developers Sebre and Strabag have officially launched the €390 million Marina Dorćol project, one of Serbia’s most ambitious real estate ventures. The plan is to turn a former industrial site on the Danube into a modern residential and commercial quarter, reshaping the image of Belgrade’s waterfront.

Prime Location Along the Danube

The site spans around 4 hectares in Lower Dorćol, an area known for its mix of historic streets, cultural life, and direct access to the city center. Once home to an energy facility, the land is now being redeveloped into a landmark community with river views and modern amenities.

For Belgrade, this is more than a construction project. It is an opportunity to reconnect with the Danube and to give Dorćol a new role as one of the capital’s most prestigious residential addresses.

First Phase Development

The first stage of Marina Dorćol is clearly defined and underway:

  • 263 premium apartments aimed at the upper housing market
  • ≈ 5,000 m² of commercial space for retail and services
  • 430 underground parking spaces for residents plus 100 for visitors

Construction began in 2025, with completion scheduled for the third quarter of 2028. Apartments are designed for both domestic buyers and international investors, responding to growing demand for high-quality urban housing in Belgrade.

During the contract signing, Tomáš Klima, Director of SEBRE, emphasized:

“Marina Dorćol is a project that redefines life by the river, and the partnership with Strabag confirms that this vision will be translated into a construction project of the highest quality.”

Vojin Zajić, Director of Strabag, added:

“This complex represents a vision of the future — a combination of urban life, innovative architecture and sustainable construction.”

Long-Term Urban Vision

Marina Dorćol is conceived as a multi-phase development. While the first phase focuses on housing and retail, future stages are expected to expand residential capacity and introduce more lifestyle and leisure spaces.

The long-term concept is to create a mixed-use district where living, working, and recreation come together — a model inspired by successful European waterfront redevelopments.

Economic and Market Impact

With a value of €390 million, Marina Dorćol is one of the largest private real estate projects currently active in Serbia. It will generate hundreds of jobs during construction and create long-term opportunities in retail, property management, and local services.

Analysts expect the project to raise property values in Dorćol and surrounding areas. By delivering premium apartments and modern infrastructure, Marina Dorćol is set to establish new benchmarks for Belgrade’s housing market.

Dorćol’s Transformation

Dorćol has always been a district of contrasts — blending traditional homes, cultural venues, nightlife, and creative studios. Marina Dorćol is expected to add a new urban anchor, enhancing the district’s role in Belgrade’s growth.

The project is likely to:

  • Increase demand for surrounding residential and commercial properties
  • Stimulate business growth in the local economy
  • Improve access to the Danube through modern infrastructure
  • Strengthen Belgrade’s position as a regional investment hub

International Backing

The partnership of Sebre and Strabag provides credibility and expertise. Sebre, a Czech developer, has a strong presence in Central Europe, while Strabag, based in Austria, is one of the region’s leading construction companies. Their cooperation reflects growing international confidence in Belgrade’s real estate market.

Jan Bondy, Czech Ambassador to Serbia, highlighted the significance of the venture:

“I believe that this cooperation will open a new chapter in the urban development of Belgrade, combining history and future, private space and public interest, as well as local values with European standards.”

Conclusion

The launch of Marina Dorćol by Sebre and Strabag marks a milestone in Belgrade’s urban evolution. With €390 million invested, the project will deliver high-end housing, commercial space, and a strategic riverfront location.

By 2028, when the first phase is complete, Marina Dorćol is expected to stand as a new icon of Belgrade — a riverfront community that blends history, lifestyle, and contemporary European urban design.
