The former ITV studios at 72 Upper Ground, a key location on London’s South Bank, is set for a major transformation. Multiplex has secured a €595 million (£500 million) contract to lead this ambitious redevelopment, commissioned by Mitsubishi Estate London and CO—RE. With High Court approval granted in December 2024, construction is already underway, with completion expected by 2029.

Designed by Make Architects, the project includes a 25-storey office tower alongside two buildings of 14 and 6 storeys. Sustainability is at the heart of this project. The all-electric, fossil fuel-free design aims for net-zero carbon emissions and is targeting a BREEAM ‘Outstanding’ certification. The site will offer 1,300 cycle parking spaces with premium end-of-trip facilities to encourage green commuting.

Prioritizing wellness, the development aims for WELL Platinum certification. Outdoor terraces and balconies overlooking the Thames will enhance access to fresh air and natural light. Additionally, a public rooftop restaurant and terrace will offer breathtaking city views.

Cultural & Community Engagement

A standout feature of the redevelopment is the London Studios, a multi-level cultural and innovation hub occupying the basement, ground, and first floors. This space will support creative industries with rehearsal spaces, galleries, soundproofed studios, and educational facilities. A dedicated residency program will collaborate with local organizations such as the Black Cultural Archives, Iconic Steps, and Young Creators UK to foster emerging talent.

The project will also offer 3,716 square meters of affordable workspace, with rental discounts of up to 90% for non-profits assisting underprivileged youth in creative and tech sectors.
